what is going on everybody we are here live on the weekly call that I do with
bat Le to show you guys how to use batch leads and crush it and to help you guys find some buyers so let’s freaking go
for it okay this week we’re going to be talking about how to do painless cash
buyer secrets we want to help you find buyers for your deals so if you got deals and you’re like man I don’t know
how to find a buyer I have a I have a deal I want to get paid we’re going to be going over that I’m gonna be breaking
this down with you using baches I got my Nifty screen I wna this this call is for everybody here okay I’m coming with the
energy I’m coming with the heat uh this is for everybody that’s watching this so I want you to participate I want you to

let’s talk about it we know we can find buyers and I’m
going to show you how but how are you getting deals that is a question that a lot of people have is like well look I’m
brand new what’s up Gloria gr grin I think that’s how you say it from Santa
Cruz California welcome yeah so let’s talk about it I’m a little fluster I’m a
little over the place but it’s because I’m so excited for today okay so you
we’re going to show you how to find buers but let’s talk about how you find deals there’s a couple ways to find deals okay um obviously you can pull a
list you can use bachel lead you can pull absente owner High Equity those always have people that are selling okay
you got to go through leads you got to call you got to text you gotta um you know mail but those are going to have uh
people that are selling because they’re tired of all the problems they have that’s like one of the best lists that I’ve used um is just tired tired
landlords right uh because they’re just tired of working with their tenants and their tenants are destroying places you
can always find someone wants to sell on there so that’s one way right there’s payperclick you could do that there’s
driving for dollars there’s so many different ways but what I like to do is I like to reach out to wholesalers that
have lots of deals that they’re working on and I’d say hey out of all the deals
that you have that you’re trying to dispo which one um is a juicy one which is a good one that’s not moving that I
can help H you know find a buyer for that’s pretty much it I reach out to wholesalers in the commu the community
or the network um the market that I’m working and I say hey what deals can I
work right and then what I do is I and by the way I ask them I just don’t work
deals I like to ask the dispo managers I like to ask those people because they know which ones are good they’ve looked
at them they know which ones um they believe should be selling but they’re not getting the movement on them and so
I work those and then I add my fee on top I either get a 50-50 split with the
the wholesale I’m working with or I just have the buyer pay me through an invoice and it doesn’t impact at all the uh the
HUD it doesn’t impact the wholesaler they can make whatever they want and it’s as simple as just calling the
buyers that I have directly or texting directly I don’t have a giant list that I call uh or email blast I don’t do that
I actually call my buyers my VIP buyers and if I don’t have buyers in that area I’ll use batch leads to find uh a buyer
in that area okay very simple it’s very so you don’t have to be a super experienced wholesaler to do this
strategy and that’s why I said anyone on here can just put in an address and I’ll
help you find a buyer for your deal or I’ll tell I’ll be able to determine whether you have a deal or not um I do a
quick sniff test to do a quick glance to be like okay this is a good deal this is not and then you know I can do the
strategy I’m about to show you so let let me give you guys an example of what I I’m talking about when you can reach
out to a wholesaler and say hey um I noticed that you got got quite a few deals uh which one should I work let me
show you okay I’m not going to just talk um the whole time I like to show because there’s no point in just talking
non-stop if uh if I can show you what I’m talking about okay so let me pull up my uh my CRM okay and for all of you if
you don’t know what a CRM is it just manages your leads and you can communicate uh through it that with your
leads you can do tasks I use what’s called painless CR r m p y n l SS
painless CRM it’s a it’s a go high level that I’ve white labeled that allows you to send out offers and uh manage your
leads I use it personally so I was like Hey might as well give it to people they like my strategy uh but let me let me
pull up this conversation right here GNA show you guys how I did this very very simple
um let’s see before I share my screen I gotta gotta pull this up so
all right uh yeah okay all
right so before I show my screen I’m I’m explaining to you guys if you’re just popping in one of the strategies I like
to do a lot is I like to reach out to wholesaling companies either brand wholesaling companies or newer
wholesalers and I say hey if you got a deal let me run it by my buyers and see if I can get you a better offer than you
already have or uh yeah add my fee on top or we can do a 50-50 split whatever I don’t really even discuss like how I
get paid until I bring a buyer in an offer because who cares about how you’re going to get paid and there’s no point
in talking about it until you actually bring some value and bring a buyer to the the table so this is a wholesaling
company that I found in my market of Orlando that I’m working and I reached out to the guy had a conversation and
this is the text that I sent him and look at the response that I got okay and this is something I believe all of you
can do in your perspective markets depending on where you’re you’re Marketing in if you’re in the middle of nowhere there’s not going to be a lot of
other wholesalers that you can help move their deals and by the way this is not daisy chaining this isn’t not just like
hey let me I saw a deal let me just blast it out for a higher price without talking to the wholesaler I don’t blast
out my deals I just specifically call my VIP buyers list or I use a strategy I’m about to show you to find buyers we’re
going to work one together today and again you can throw in an address if you want me to help you out but let’s go to
this text message so you can see how it works okay so I reached out to this
wholesaling company I got tight with their disposition guy and this is what I said said yeah it makes sense I was
looking at some deals online in the Orlando area to send to some of my buyers so I’m being very transparent I’m
looking to send some of the deals you have online to some of my buyers are there any that I should specifically
focus on that you think are good deals but aren’t moving as fast as you would like happens all the time if you ran a
if you had a big wholesaling company you can have five or six deals out under contract trying to sell them and a lot
of them aren’t moving as fast as you like sometimes you only have five days to due diligence you only have you know
even two days you’re worried sometimes you’re like oh man I really got to move this deal I I’ll take anything that’s
who we’re working with like we’re trying to help so anyway so I said uh are there
any that I should specifically focus on that you think are good deals but aren’t moving as fast as you would like good
question to ask I’m going to call some of my buyers about them but want to spend my time on ones that are the best
use of my time usually they try to go lower than I than asking price so if you got some good spreads and some room to
negotiate um I could work on those first hard first and get back to you ASAP okay
very simple hope everyone’s following me if everyone’s watching this give me a one in the chat wherever you’re watching
if you’re following two if you’re a little confused and we can slow it down uh but give me a one because I want to
know again who’s watching if you vibe and you understand so I’ve said hey do
you got any deals next thing he says yes I do okay I go okay great great um all
awesome we got some participation we got Justin he’s vibing got Facebook users love it uh he says yes the dunan
property is excellent their rare Metro West condo also excellent so he gives me
the address he gives me the other address and then um right here all right
I’ll work on those asaps so now out of all the ones that he has to work I know exactly which ones I should focus on
there was like 10 on there now I can work on the three he says all right I’ll
work on those ASAP and see what feedback I get I appreciate it so I’m gonna say I’m gonna work these I’m gonna go back
to him and say hey this is the offers I’ve been getting can we get a deal done or can we not okay I can get paid today
if I if if I work these right I by the way I got these yesterday I can get paid today I can get paid tomorrow if these
Clos at the end of the week I can get paid at the end of the week this guys this is how you get paid ASAP all right this isn’t like cold calling and then
you get a deal down the line now the spreads might not always be as big but they’re quick and it didn’t cost me any
money I found these deals through networking okay I said I appreciate it let me know if anything else comes to
mind I’ll do the leg work and get some solid offers he he says this is a good one too yes I already looked at this one
um that one looked good too any additional info on that one so that I should know uh he said the rests are
kind of mediocre so he’s even said hey look the rest of the deals I got on there they’re whatever work those I
think those ones will move great great use of my time don’t have to work all four like all 10 of them um so then I
said hey what do you think about this one I looked at this one online is that a good one he tells me more information
about the the the flip in a popka um he says hey this one’s got some violations
that’s why it’s probably given some problems but it’ll get cleared up when you buy it I’m like okay um he says Bas
I also have room on one of the other flips in dunan so there’s some room in there so if you can move it and we talk
a little bit about one of the Orlando deals yeah it looks like a rough neighborhood blah blah blah and then he
sends me some more information he says hey by the way the one uh in dunan um
the Zillow estimate is 274 okay and it’s really and they have it under contract
for like 129 well let’s see I think it actually let’s
see let’s go back here um see what had it for good price
BL okay 129 so Zillow says it’s worth 274 which is you know not correct but
he’s like I think we might be able to go to 129 on the website it’s listed uh at 136 okay so quickly guys hope you’re
you’re following me I was able to talk to a disposition
rep at a company I said hey out of all the deals which one should I bring to my buyers I don’t want to waste my time he
said work these ones so I’m going to bring these to my buyers VIP buyers and I’m going to show you on batch leads how
quickly I can just call some buyers in the area say hey I got a deal I noticed
that you’re buying um what do you think about this one and now by going back to him with that information I provided
value and he’s like oh man this guy’s good I need to hit him up more when I got deals that I need I can’t move I can’t tell you how many
deals that wholesaling companies have to cancel because they don’t have enough time on their due diligence their buyer
doesn’t perform fast enough there are more than enough deals that are on the MLS that other wholesalers have that you
can provide value to again you’re not trying to just snipe deals and just like blast them out with that earance
permission you’re trying to develop relationships and that’s the painless flipping way is networking and again
doesn’t cost you a single dime and I hope that was helpful for you guys to see that if you’re sitting there like
man I don’t know I don’t know how to do deals there’s not enough deals out there there’s more than enough deals out there
everybody body to work uh if you’re in the right markets and these right markets are major metros those are the
ones that are going to have tons and tons and tons of deals to work okay uh
before I show you the strategy on we’re gonna type type in the address on my uh
my little TV here we’re going to look for a buyer I’m going to show you exactly how to do it I want to see if anyone has any questions um or you can
just type in anything you want in the chat I just want I want to get some engagement because again when I do these calls I don’t like to just talk to
myself right I can’t see you guys so um I got we got Gloria H H Facebook user

around all right everybody so this is the deal that I’m going to work and uh
let’s let’s give this one a shot everybody okay so the address that I’m going to be typing in here I’m going to

then we press search and there’s a couple ways to find buyers really fast with batch leads okay
and I’m going to show you guys exactly how to do let me turn down this music a little bit kind of I need something a little bit more chill than dance music
yeah that’s good that’s daydreaming all right okay so this is what we’re
going to do folks right here I know it’s kind of hard to see the reason why I’m doing it
this way everybody is um if I share my screen because I’m on
YouTube then YouTube’s like this isn’t you know they don’t want to share all the information that match has so anyway
put in the information I click on the property currently this property uh let
me verify what Pro what price they have it under uh they’re asking for from this
uh company real quick so right now the company has it under contract
for less than 1999 they’re asking for one1 $199,000 okay that’s what they want for
it and the arv according to uh batch leads if we click here the value of the
property because it’s pretty cool it’s usually spot on in Florida uh they Bach
is saying it’s worth 250 okay now sometimes it’s not always correct just because I usually it’s spot on but
usually it’s not always correct just because of the algorithm it depends on the area in the neighborhood uh the the
service that has the lead where I’m looking at says that the arv is 3.75 so way way higher than what this
says not 100% sure it’s pending so that means it’s on the MLS so they obviously
got it for off the MLS for less than what it’s under contract for uh sorry
for less than it’s listed for because you got to make sure if you’re going to get a deal off the MLS that it’s discounted or buyers are just GNA look
at it and be like this ain’t even a good deal so um so we got this we’re gonna go to
comparables and all I do is I scroll up and I look at any comparables that are
in the area that um look like they’ve been flipped okay so I click on this one
this one is 360 okay uh wow that’s really good maybe
maybe uh maybe it is worth you know around that is this one flipped can we
see if this house looks like it’s been flipped uh and how do you determine that
you can just look at the pictures guys this house has been flipped so what would I do I would call this real estate
agent and I would say hey I have a proper proper that’s right down the street from yours I notice that you
represent a flipper do you think they’re looking for more other prop other properties if so um you know can you
send this to them we can obviously pay your s of commission if you bring a buyer uh but yeah are they looking for
more flips now you can call the real estate agent directly you can just sniff trace the buyer his name is Jesse Davis
you can call him directly and ask him okay that’s very simple and this is just
within just a second of me checking there was one comparable right next door
you can also look at um any of the other houses uh that sold and then another
thing you can do is right here you can you can look at cash transactions that
have been completed in the area if there’s not enough you can widen out the filter you can go to nearby properties
um let’s see what else you can do okay now let’s get back out of here
another thing you can do which I do to find buyers is you type in that
address okay hope you guys are following still we have the
property you just zoom
out okay I’m zooming and I want to zoom out quite a
bit okay then you go to the boundary spot and you draw a boundary that’s you know
considerable amount around just so you would think I would think buyers that would be interested in this house would
be buying in this specific area okay so I draw the Box
okay and then what you can see on this side are properties that are currently
listed within this area and you can look through them and just say hey are these do these look
like flips if you want to be just easy about it let me call that agent let me call that
buyer you can also go to the very bottom here where it says quick filters and you
can see which one who in this area are um cash buyers there’s a cash buyers
filter right there there’s 457 now you would have to filter that down and be like okay I don’t want to
call 457 people I want to call them maybe five so you could filter it to the specifics of that house you could say
okay give me 32s who’s bought something here within the last year you can do that I have other videos on like how to
filter to get the the right buyers I don’t want to go into that right now but guys that’s it there’s enough deals out
there that if you talk and network with people they have no problem with you if you’re transparent you say Hey you know
can I work a deal that you have that’s not moving and they’d say of course if you came to me even this one I’m telling
you hey let’s work this together why not I’ll connect you with the you know the relationship I have and we’ll do it
that’s all you got to do is start calling agents um in with in this area
with the address that I gave you guys let’s get paid let’s get paid today let’s get paid
let’s get let’s have this close ASAP and make some money right now um that’s it
everybody now if you keep coming to these calls every week that’s what we’re g to be doing you’re gonna be able to
come in and give me addresses that I’m going to be able to help you out with in finding buyers or I’m going to bring addresses that I’m working on and we can
do deals together you can help me work them or you can just watch me but really it’s just getting deals looking for
buyers calling we’re not we’re not just texting okay like I know texting can be quicker but I want to call I want to get
on the phone with these agents I want to get on the phone with these buyers and say hey I’m a real person not just a
random robot that’s texting you I want to know if you’re interested in buying deals if this one doesn’t work for you
um let me get you put you my Rolodex and I’ll reach out to you on the next one what are you looking for that’s that’s what we do that’s how you
get paid this is working and that’s why I’m so excited guys because everybody that’s watching literally can
participate and make money there’s no reason to sit on the sideline and be like um you know I don’t know how to get
into wholesaling this is it this is the fastest this is the most painless way to do it you don’t have to spend any money
you don’t have to do anything obviously with a bat lead prescri uh subscription prescription subscription you can get it
done easy um but you know I love bat but you don’t even need batch you can do it with
Zillow it might be a little bit more difficult because you don’t have all the info but check it out I’m going to throw

you got to know what you’re doing that you’re providing value and helping guys I’ve helped lots of people that were going to make zero dollars on their deal
make 10,000 20,000 50,000 like it there there can be big deals here it’s not
always tiny uh now majority of the deals are small that’s just how it is like and
by small I mean like five 10,000 15,000 that’s not small for you then great
which is perfect and if it is small then just do a lot of them uh but yeah that’s it and let’s see I got another question
right here who side uh pays you on the trans supp okay who side pays you on the
transactions the buyer paying you outside of escrow like Paypal invoice thing most of the time so the buyer will
say okay I can pay 140 and then they give you 5K on top or do they say 140
and you go to the wholesaler and say 35 great question anything you want okay this is
this is this is the great thing about what I’m telling you guys there’s no rules to it you can get paid through a
check like right here let me show
you you can just have people just write you checks you be like hey man just just cut
me a check when the deal closes um I’m not gonna show you all of them but
you can have right do check you can have them do a Paypal invoice um you can have it not on the Hub but you can send the
invoice to the title company and they can pay you out you can say hey wholesaler um the offer is 135 they’re
going to pay me five so uh let’s let’s do an agreement so they’re gonna be buying at 140 but five goes to me that’s
fine or you can just give it to the wholesaler at 140 and you can just say
hey seller uh buyer you’re going to pay me 5K at close um you’re just they’re GNA tile compan is going to wire me the
money just make sure to bring that anything you want okay and the cool thing about this is it gets you outside
of an assignment so you don’t always have to assign your deals to your buyers if you’re cool with your buyers you can just have them uh directly just get the
contract now could they go behind you yeah but they can do whatever they want anyway they could not close on the deal
they could do a lot of things so I’m doing this with buyers that I trust okay so anyway that’s what I had
for everyone today I want to ask you all before we wrap up is there any other

they want for it so anything that you get above $199 is what you’re going to make if you can go find a buyer for 205
