How Tracy Ritchey Rebuilt Her Career in Wholesaling

Before real estate, Tracy Ritchey had devoted her life to law enforcement. She started working in public service when she was 17, and three kids later, she was tired, burned out, and overworked.
She knew that she wanted something different, but she had no idea what it looked like until one day as she was scrolling through TikTok she saw a video of Paul McComas. She thought his wholesaling strategy was interesting, so she figured she’d give it a try.
“I was so burned out at my job, so I just ran the credit card for some direct mail while I was still working. I just wanted to see if it would work, and it did. Then it worked again! It was like electricity. I felt like Superwoman! I mean, I had a good job before that, by government standards, but I had never seen that much in my bank account at one time!
Tracy had only been running her wholesaling business for about six weeks when she made her first $10,000, but it was enough to change her life and the course of her career. Her husband was so impressed that he encouraged her to quit her job immediately. Tracy jumped on the opportunity and never looked back.
A few days later, she landed her second deal from that same direct mail campaign she’d launched on a whim. At this point, she had only invested $800, but she’d already made $24,000 in assignment fees.
Since then, she’s gone all in on wholesaling and scaling her business. She’s currently in Brent Daniels’ TTP program where she’s learning to cold call and connect with sellers. That’s how she found BatchDialer, which she praises for its ease of use.
BatchDialer has transformed Tracy’s business, allowing her to connect with property owners so quickly that she doesn’t measure her days based on the number of calls she makes.
Instead, she grades her efficiency by the number of people she talks to. On a typical day, she connects with at least 20 prospects and gets a yes or no from them before moving on.
And according to her, that doesn’t even take too much calling.

In combination with the data and tools she’s using, Tracy feels the coaching and support she’s received from the BatchService Community, monthly interactive challenges, and community manager Landree Morby has helped fuel her success.
“That’s something else that I like a lot about BatchService–the free training is phenomenal. Landree even taught me skills that were unrelated to BatchDialer, like how to fix my lead lists and how to optimize them. Once we did that, I was on fire!”
After she worked with Landree and expanded her network through the BatchService Community, Tracy decided to take her wholesaling business to another level.
“After that challenge, I really became convinced that I want to move everything to BatchService, so I left PropStream. That was scary because I’ve always been with PropStream. But I’ll tell you what, the driving for dollars feature in BatchLeads is so much better. It’s so intuitive; all the information I want is right there while I’m driving. Before I started using BatchLeads, I spent a lot of time fighting with the software when I was driving for dollars. I have no idea how many hundreds of leads I’ve missed out on because I just gave up after several hours of fighting the software. But I don’t have to worry about that anymore!

Since jumping over to BatchLeads, Tracy has closed two more deals, one of which came directly from BatchLeads, and she says it looks like it’s going to be her biggest deal yet.
Overall, Tracy is thankful for the TikTok reel that got her started in wholesaling. But it’s not just the money and the efficiency that have made this journey worthwhile. More than anything, it’s the time she’s been able to devote to her family that has made wholesaling worthwhile.
“Working for the government my whole life, I always had to get permission to handle things if one of my kids had a bad day at school. And I was a federal probation officer, so if I had court that day, I couldn’t get out. So I always felt like a bad mom and a bad worker because I had all these things competing for my time. But now I feel like a better mom and I can still be a really good business owner.”
