four-part series on how to efficiently
and effectively use batch leads to boost
your business and today is all about
discovering qualified leads whether
you’re new to batch leads or you’re a
seasoned veteran we are constantly
updating the app to make your lives
easier and there are probably some
updates you might not even know about
now there are four main ways that batch
leads can benefit your business you can
discover qualified leads organize and
manage prospect lists uncover owner
contact info and connect and communicate
with property owners today we’re going
to focus on number one discovering
qualified leads this is going to be your
motivated sellers your distressed
properties if you’re in the lending
industry you can track down prospects
who are likely to get a home loan in the
you get the picture but first don’t
forget to like subscribe and hit the

just a heads up before we get started
there’s a lot of info on here that we’re
going to be blurring out for privacy
purposes but you’ll be able to see all
of this information when you do it
yourself in batch leads so the first
step in discovering qualified leads in
batch leads is to go to your list search
so we go to our list search
and hopefully you’ve already done your
research on which market you want to
look for leads in either if you’re a
wholesaler you probably know where you
want to do your wholesaling especially
if you’re you know driving for dollars
in a specific area if you’re a mortgage
lender you’re obviously going to want to
pick states that you are able to operate
for the purposes of this video let’s use
phoenix arizona so here is our location
that we’re using now there’s something
really cool that you can do
if you have a specific boundary that you
want to look at i know that in phoenix
really really well kept and another
block can be a little bit rough
so it’s great that you can do this brand
new function it is setting a boundary so
if i want to stay for instance
i can run my boundary only on this side
of the highway and that will only give
me properties in this particular area so
once you have your area mapped down
locked down you’ve set the boundary or
you’ve typed in a zip code or a city
whatever it is you’re going to go to
and there are so many different things
you can do with this filter it’s a
really powerful tool you can include any
property characteristics so for the
purposes of this video we’ll do
we’ll do off-market properties
under ownership info we want people
who’ve owned their property for five to
but there’s also things like bankruptcy
and divorce these are going to provide
motivated sellers estimated equity is a
filter because people who have high
they’re not necessarily more motivated
to sell their properties but it’s sort
of an added bonus because they can walk
away with cash in their pocket
mortgage info this is super helpful if
you’re in the mortgage industry if
people who are likely to get a loan in
search by loan types interest rates that
cash buyers if you’re a wholesaler and
you’re looking for people who have
purchased their homes in cash who would
be more likely to purchase the house
that you’re wholesaling you can find
those people here demographics is
something else you can search in batch
leads which is really cool because you
can search by gender by age if you’re in
the mortgage industry and you want to
find somebody who’s eligible for a
reverse loan for instance you can
minimum 61 years old new parents single
parents recently divorced marital status
it’s going to give you a bunch of
different options for demographic
information so i’m just going to hit
apply these are all the people that
match my search criteria it looks like
there’s 70 in the small little area that
i found another really cool thing you
can do is if i love this filter you can
actually save it so i can go into
my filter again once i’ve hit apply and
i can hit save now you can save as many
filters as you want but you can have up
to five quick filters at the bottom here
you can see all the different quick
filters and i’ll show you what those
i’m going to save this as built more
phoenix because it is in the biltmore
area and i can add it to quick filters
i’ll add it just so you can see what it
looks like i can save that filter if i
don’t add it as a quick filter i can
find it up here under select filter
these are all the different filters that
we’ve got if i ever want to refer to it
again i can just hit boom biltmore
phoenix and it will give me all of the
that are available within my parameters
now another great feature are the ones
that we’ve pre-selected for you
expired listings free and clear company
owned absentee owners you can do all of
these with just one click so we’ve got
some pre-selected filters for you
24 cash buyers how great is that i’ve
got two vacant properties i definitely
so after you’ve looked through your
quick filters if you have anything you
you can actually go straight to any of
these properties just to give it a
once-over you can get a brief view of it
the name of the person the year
beds bath square feet you can see more
details if you hit the details tab um
obviously we don’t have any contact
information we’ll get to that in another
you can add it to a list you can add one
single property to a list with one click
but once we’ve determined the ones that
we want to use we go to select
i’m going to select all that are on my
list all 70 of these i’m going to add
and i’m going to hit save
so once you have those properties in
your lists your next step is to organize
them or skip trace them and then you can
start reaching out we’ll cover that in
