good yeah hey every everybody that’s

and Brad Chandler just told me right now
things are rolling cranking along in
real estate form is that right that’s
right yeah it’s uh if You’ have told me
a year ago that interest rates would
have doubled and that the market we we
would still be selling stuff at like a
crazy Pace I’d have been like yeah
you’re smoking something and man was I
wrong it’s insane how how healthy the
market is there’s not much inventory but
so when you get something it’s just like
they’re fighting over it that must be it
then it must be the inventory then I’m
thinking that it’s low it is I mean
that’s the only thing that’s inflated in
this market is because you’ve got people
that are like okay I’ve got a 2.75
mortgage i g to move to Florida but then
I’m gonna have to get a seven and a half
percent mortgage I think I’m GNA sit
tight so they’re not selling yeah and
then the people that are I’m assuming
you’re catching the ones that need to
sell or the ones that may be upside down
what’s going on with the ones that are
are wanting to sell yeah I mean it’s
just a typical you know divorce uh
probate uh massive repairs financial
distress that type of thing got it okay
so it’s targeting the the tried and true
absente owners all that okay y everybody
that’s listening today what we’re going
to be going over is how to find cash
buyers for your deal fast and the thing
what Brad’s saying is hey they’re
fighting over it so that’s a good thing
you know you can find cash buyers quick
but you know you definitely want to get
them in front of a couple people so
you’re not just going with one offer off
is that kind of what you’re saying
you’re getting multiple offers and we
are okay we are yep lots of people
showing up to open houses it’s uh it’s
like the wild west again Wild Wild West
all right well everybody that doesn’t
know who Brad Chandler is Brad do you
want to kind of introduce yourself I
think they know who you are by now but
just just so they know yeah I bought I
read a book in ninth grade uh by a guy
named Robert Allen who I actually got to
meet two two weeks ago at Family
Mastermind it was quite an honor he
wrote a book called How to buy money how
to buy real estate with no money down in
I read it and I knew that’s what I
wanted to do and uh here we are however
many years later I can’t do the math in
my head uh and I I flipped 4,000 houses
and um I think we’re going to probably
do somewhere in the 200 mid2 200 range
this year uh more Wholesales than than
fixed and flips and um I spend about an
hour or two a week on that business and
then I spend the rest of my time helping
people find true freedom and happiness
through uh reversing childhood
programming and getting rid of these
limiting beliefs so that they can have
amazing relationships and businesses
well that’s definitely super important

so so let’s dive into kind of the topic
we want to talk to about today so batch
leads obviously uh you can use batch
leads to get a buyer quickly fast but we
also I know you have some different
strategies so let’s kind of talk about
what you’re doing and uh I’ll kind of
explain to people how they can use batch
leads to um find a buyer super fast
after you’re done yeah so so I mean
there’s a there’s a myriad of things
we’ve done over the years um I know that
uh a large National brand uh their their
basic strategy is they call agents uh
Who had who had sold a listed property
for cash within like a two three five M
five mile radius whatever makes sense
for you if you’re in rural obviously
maybe you go 15 miles if you’re in City
Center maybe it’s M doesn’t it just
depends on where you are and they call
those agents and they say hey it looks
like you sold 123 Maple Street I’ve got
a house right around the corner are you
interested in buying it so pretty much
anyone can do that right um I I’m I’m
guessing a lot of the folks that you
deal with a lot of your students have
access MLS if they don’t go Network and
find an agent just like I did when I
first started and said hey I will give
you these leads on properties that I
can’t buy but in return will you give me
access to MLS will you help me pull some
cash buyer lists and I can promise you
because the inventory is so low that
means transactions low so there’s a lot
of agents that are really struggling
that would be love to help you out if
they can make some extra money for their
family 100 percent so so you’re uh a
strategy that you’ve used over time is
reaching out to agents who have
represented a cash buyer in a cash
transaction and saying hey you know do
you can you connect me with them or uh
you know I can involve you pay your
commission if you bring your buyers up
what you’re saying yeah or other buyers
I mean because if they deal with one
cash investor they probably other cash
investors and it’s just a really quick
easy way they’re they’re usually
accessible you can send them a text and
say hey I’ve got a great deal around the
corner give me a call and they’re
probably gonna call you don’t even need
to say it just say literally I have a
great deal I have a great deal around
the corner give me a call they don’t
know if you want to list it whatever get
them on the phone and say hey I’ve got a
property I’m trying to move do you have
someone that is interested nailed it
100% so that’s exactly how I use batch
leads to um find a buyer quickly fast
because you know you could pull buyer
list you can call through the buyer list
and you know some of them might be in
and out of the game some of them might
might not you know be they might be full
with uh the amount of I guess uh work
that they have I don’t know but I I find
that not as efficient as just looking if
you have a property under contract or
you’re looking to disposition someone
that you know like JB on a deal just go
to an agent that listed like you said a
cash uh that helped the cash buyer um on
his flip and then obviously they have
that relationship you can do that in
batch leads you can just filter it for
um you know I I we show you guys the
filters but we’re on YouTube so it
doesn’t allow us to show a lot of the
information but I’ll explain how you do
it so basically you go to the filters on
batch leads and you filter for an agent
that listed a property um within the
last year that that same property that
was listed was purchased by for cash
within the last year so that’s those are
the two filters it says okay it’s been
listed within the year and it’s also
been purchased for cash within the year
and that finds the the agent that
represented a cash buyer and then on um
batch it shows you who the agent is and
the LLC that purchased it so then you
can go to open corporates which is free
or you can skip Tracer right there in
batch but uh you can also go to open
corporates type in LLC and usually find
the the owner so it’s very simple I have
other videos that that kind of explain
how to do it are there any other ways
that you uh find buyers outside of you
know that strategy so about a year ago
we got on investor lift um Robert
Winsley uh used to actually work for
Express home buyers back in the day and
he’s created this amazing you know
company uh and platform investor lift so
we push all of our stuff out across that
and there’s like four million buyers on
that you oh he used to work with you at
Express he used to yeah he he he he
found me on LinkedIn and Cole called me
and I was just like I gotta hire this
guy he’s really impressive and uh sure
enough he uh he’s been really impressive
wow so one of the things that I want to
ask you about is obviously there’s
investors LIF there’s all these
marketing platforms that are coming out
you know especially in the family I
think there’s like property Source
there’s a bunch of stuff that’s coming
out now do you find that most of your
deals get sold on those platforms to
people that you’ve never done business
with or do majority of your properties
get sold to people you’ve done
transactions with you are quick calls or
just like hey John or someone you know
this is a good property you want it you
you know I haven’t asked that question
in probably four to six months but when
I asked that question the answer was uh
most of them are coming from the people
that we’ve cultivated over the years
yeah and that’s honestly kind of what
I’ve seen too is uh the relationships
usually tend to get deals done fairly
quickly uh for for me like for example I
just had a deal that no one wanted right
so the wholesaler reached out to me and
was like hey can you help me and I kind
of looked at it I called one of my guys
and said hey you should take a deeper
look at this I can get you a better deal
and he bought it so sometimes it takes
you know that relationship to be like
dude you really got to look at it
because there are there is a lot of
stuff that uh does you know really go
into people’s inboxes they don’t look at
it or text so absolutely I mean I most
people including ourselves for 20 years
have focused 80% of our efforts on
Acquisitions we’ve got this whole staff
of we’ve always had this big staff of
acquisition Associates home buying
Specialists we call them but yet we
don’t put much effort and resources into
the disposition there should be almost
one disposition person for every
acquisition person because that
disposition person can be calling these
people and just actually building a
relationship and saying hey what are you
looking for let me go try to find it for
you right took the words out of my mouth
man that’s exactly what I believe that
brand new investor should do because
when a brand new wholesaler investor
gets in the game they really don’t know
what a deal is right they just kind of
hope and sometimes they lock up stuff
and they just waste the sellers time
they don’t really know what they’re
doing but if you have relationships with
Buyers with you with you know with me or
people that can kind of guide them and
say hey yeah this is where we need to be
this is what I’m looking for getting a
deal is a lot quicker and efficient
that’s actually how I got one of my
first deals like I knew where buyers
were buying I wasn’t doing it perfectly
like I know how to do now but that’s
just that’s just the name of the game
so uh then we got Robin Harper State

so many human beings like myself she had

lacked Joy she was she was irritated
with the kids a lot and now that we
unearth that not only has she changed
everything in a relationship with her
kids she’s now doing her purpose so dude

wholesaling whatever uh Fix and Flip
whatever you get into just um just know
that like there might be bigger better
things out there to like supporting your
wife and all that stuff and and I I
appreciate Joe doing that so uh Brad
awesome thanks for bigger and better
things but real estate is an amazing
vehicle so for 20 years it’s provided
from my family it allowed me to never
ever miss an event I traveled around the
country with my sun for golf events so
just know that Nathan’s one of the best
in the business at teaching you how to
make money you can have as much money as
you want but you got to the true Freedom
comes from self-love and self-compassion
so maybe real estate is your vehicle to
make money to do exactly your life’s
purpose which is happening for me right
now my real estate business is doing
great this business I I probably would
have a struggle doing it if I didn’t
have the money coming from Real Estate
but I don’t have the worries and so I
can do every day I wake up now and I
help people transform their lives so
real estate’s an amazing vehicle for
making money and cash flow that’s
exactly what I tried to articulate yes
that let it be the vehicle but also let
it drive you to what you really feel
like is your is your calling if it’s if
it’s flipping houses do do that the best
you can but if it’s h something else let
it drive you let it be your vehicle and
that’s why we do these calls is because
I feel like everyone feels like they
have a deeper purpose that we want to
help them get that’s what we bring yeah
and just like Ashley she found her
purpose quickly after working with me I
found my purpose literally within weeks
of doing my work it’s really really hard
to find your purpose when you’ve got
this childhood programming that’s kind
of keeping you in a fight ORF flight
which means the proverbial line is
chasing you trying to eat you so all
you’re doing is running most of the
people who are listening to this like I
don’t have a purpose well I didn’t have
a purpose for 47 years either flipping
200 houses wasn’t my purpose I didn’t
know why I didn’t know what it was so
once you do this work and you and you
reverse that childhood programming
liming beliefs you often quickly find
your purpose in life and i’ say living
without knowing your purpose is is
difficult and that’s probably why a lot
of people struggle right they have
anxiety and all these other yes yes and
why they have shitty marriages and why
they drink and why they use weed and why
they overeat to the point of you know
having way too much extra weight they’re
just lost right why you lost it all goes
back to your childhood programming that
within hours we can fix we got right
here childhood TR was hold us back from
being the best we can be and deserve it
took me many years to get that to this

brother Robin she sure is and you know
what she is so 100% spoton I sto using
the word trauma though for a reason and
it’s because so many people check out
when they heard well I didn’t have
trauma if you’d ask me I didn’t have
trauma but listen guys trauma can be as
little as your little sister coming home
from the hospital from being born and
you think your parents love her more
than you that’s it not having I did a
Facebook post about this today Nathan
yeah I have so many people come to me
clients and on the first session I asked
them do they have a happy childhood and
they’re like yes and the question that
one of my mentors says to ask him is
when you felt belittled and you felt
Despair and you felt sad and you felt
anxious who did you go to as a child who
could you count on who W who who was
there for you do you know how few people
had that he’s he he’s he’s 70 something
years old he’s been doing this for 40
years he’s had thousands and thousands
of patients he said every patient he’s
ever had that had an illness cancer uh
uh Ms uh the list goes on and on or
anxiety depression whatever not one
single person of the thousands of
patients he had ever said I had someone
I could trust when I was in despair to
go to that would listen to me that would
understand me see me hear me so if you
didn’t have that person as a child and
you’re sitting there saying why does my
business suck why do I have no purpose
in life why do I drink so much it’s not
your fault you didn’t have a safe person
growing up everyone needs a safe person
to develop but we can now tell ourselves
a different story and take a completely
different path like Ashley did and like
I did right I can only say that as time
goes on I think you’re gonna have more
and more people you can work with
because people I feel like Le like as
time goes on I think people are less
present less they’re more distracted
they’re less there for people so
unfortunate but you know that’s just I
feel like that’s the trend these days
people are less um available right yeah
and if you guys can probably see my
energy shift do you did you see how when
I was talking about real estate it’s not
this is all subconscious stuff right I
answered the question I know real estate
as well as the next person I flipped
4,000 houses right um but when we start
talking about what really matters in
life I just light up like I I could sit
here and talk to you till till midnight
really about any topic that has to do
with struggles in your life so why am I
telling you that is because you can see
on my face that I have found my purpose
when you find your purpose everything
easier it’s powerful and everybody to
tie it into you know buyers let let real
estate be your vehicle you know choose
that to be your vehicle so you can
pursue your passion and your purpose
okay everybody because everybody needs
that printing press you gotta work you
got to get it done so um everybody I
