0:00

0:01
investing in real estate it may feel a

bit daunting when deciding what less you
0:05
should pull and why in this video I’ll
0:07
be going over the top three lists to
0:09
pull when looking for those motivated
0:11
sellers welcome to batch TV my name is

0:33
Information on YouTube but you will see
0:36
the full thing on your bachelor’s
0:37
account when you’re looking for the best
0:39
lists with wholesaling or any type of
0:41
real estate investing you want to be
0:43
looking for off-market properties just
0:45
stress properties and owners that are
0:47
motivated to sell that can look like
0:49
many different things such as going into
0:51
pre-foreclosure defaulting on taxes
0:54
maybe they just have an extra vacant
0:56
property that they are no longer
0:58
attached to and you’d be solving a
1:00
problem to take that off their hands
1:01
whatever you’re needing and looking for
1:04
you can do that all within batch leads
1:06
and I’m here to show you how easy that
1:07
can really be so we’re going to jump
1:09
into my batch leads account and go over
1:11
to the list search an awesome tool that
1:14
you can look up properties in any given
1:16
Market Nationwide so we’ll jump in here
1:19
where I can look up a specific address
1:22
City ZIP code or County or I can even
1:25
draw out a boundary which is really cool
1:27
so if you’re trying to avoid a river or
1:30
a railroad track of some sort you’re
1:32
able to draw around that and be super
1:34
specific so I’m just going to go into
1:37
the location search
1:39
so we’re going to be looking in Phoenix
1:41
today so I’ll go ahead and enter that in
1:44
there and search that up so you can see
1:46
over to the right currently it’s pulled
1:48
up over 448 000 properties but we
1:51
haven’t applied any filters yet so the
1:54
very first list we’re going to be going
1:55
into is absentee owners with high Equity
1:59
now what is an absentee owner an
2:01
absentee owner is somebody that owns the
2:04
property but does not live there they
2:06
are therefore absent from it so they
2:08
could have a tenant they could just have
2:10
a vacant property they are not there are
2:13
completely absent so we’ll just go into
2:15
the filters
2:17
and start applying some of the things
2:19
that I want to be pulling for this first
2:21
list now the first place I’ll go is to
2:24
this occupancy status filter where you
2:27
can go in and specify if you want to be
2:29
looking for owners that live at the
2:31
property they own or their absentee
2:33
which is what I want to do in this case
2:34
so I’m going to do in and out of state I
2:37
don’t care where they’re living I just
2:39
don’t want them living in that property
2:40
they own we’re going to also go down to
2:42
some of the additional filters so many
2:44
different things you can do like
2:46
property characteristics how many
2:48
bedrooms bathrooms there are whatever
2:51
you’re needing to do so we’re going to
2:52
go down to MLS status like I mentioned
2:55
earlier you want to be looking for
2:57
off-market properties so when you go on
2:59
Zillow or realtor.com and you see all
3:02
these active listings you want to do the
3:04
opposite you want to get away from that
3:05
extreme competition and find those off
3:08
Market deals so we’ll go to on Market as
3:11
no so I’m going to go down to valuation
3:13
and Equity so if somebody has high
3:16
Equity they’re basically going to be
3:17
walking away with more cash in their
3:19
pocket when they sell that property so I
3:21
want to be giving them another basically
3:24
you know point of motivation for them to
3:27
let that property go so I’ll go up to 40
3:30
for now and you can play around with
3:32
this so I might switch it around
3:33
depending on how many properties pop up
3:36
so I’ll just click that and leave that
3:38
alone
3:39
and press apply
3:41
see what we get here a quick filter down
3:44
here where you can see if you hover over
3:45
these little question marks we specify
3:47
these as single family residences owned
3:50
for 10 plus years and built before 1990.
3:53
so I want them to have a little bit of
3:54
wear and tear they probably need some
3:56
updates at this point so I’m going to be
3:58
targeting those and you can see that
4:00
there are when I click on this quick
4:01
filter a little over 6 000 properties so
4:04
you could go back into your filters and
4:07
narrow that down and Niche it down if
4:09
you wanted to for me I’m just going to
4:11
click on this for for example purposes
4:14
and just grab a few but you can go back
4:16
in there and get super granular just
4:18
depending on what you’re wanting to put
4:20
on your filters so I’ll go to select in
4:23
the top right hand corner
4:25
where I could select all six thousand of
4:27
these if I want to save them to my
4:29
account I could look at the property
4:31
details by clicking on an address
4:33
or you could just grab a select view so
4:35
I’m going to just grab 100 of these just
4:38
for an example to show how to save these
4:40
and put this
4:42
into my account by clicking add
4:45
and then the system will want you to
4:47
save this to a list and attack how we
4:50
think of lists and tags within batch
4:52
leads are like filing cabinets and file
4:54
folders so when I’m organizing my
4:57
properties I think of for example my
4:59
pre-foreclosure list is a standalone
5:01
filing cabinet and when I open the
5:03
drawer there’s a bunch of different file
5:05
folders like the dates I pulled them the
5:07
markets whatever that looks like so I’m
5:10
going to go ahead and select a list that
5:12
I have within my account put this on my
5:15
tired landlords list
5:17
and I’m going to create a tag so I’m
5:20
going to be creating a basically folder
5:22
to slip into my tired landlord’s drawer
5:25
so I’m going to go and name this with a
5:27
few different specifications maybe some
5:29
of the filters you use once again the
5:31
market or the date
5:33
so I’m going to name this Phoenix
5:36
easy
5:38
absentee
5:39
tired landlords and high equity
5:44
with the date of course just to keep
5:46
that nice and organized
5:51
and there we go
5:59
all right so once you have typed that
6:01
out you can go ahead and save those
6:04
properties now also a reason why we
6:06
named them this way is so that it’s
6:08
super easy to refer back and find
6:10
exactly what you’re looking for in the
6:12
future as you continue pulling more and
6:14
more lists
6:15
so I’ll go ahead and save this
6:18
now we’re going on to list number two
6:20
which is vacant properties
6:22
so with vacant properties those can be a
6:25
level of motivation because somebody’s
6:28
not living there you know maybe it has
6:30
really overgrown grass and deferred
6:33
maintenance outside the roof is damaged
6:36
nobody’s taking care of it somebody
6:38
lives out of state and just forgot about
6:39
it whatever that might look like this is
6:41
a great list to pull as they might not
6:44
be attached to that property so I’m
6:46
going to do the same thing I’m going to
6:47
go back and I’m still going to just
6:49
stick in Phoenix and I’m going to go to
6:51
my filters and clear out my previous
6:53
ones first
6:55
reset those
6:57
okay so now we have a clean slate I’m
6:59
going to start with occupancy status I
7:02
of course want them to be absent I don’t
7:04
want anybody at that property the owner
7:07
is absent from it and then vacant I want
7:09
the property to be vacant here so I’ll
7:12
go ahead and apply that and then on top
7:14
of that I also want to go you never want
7:16
to forget the MLS status you want these
7:18
to be off Market properties so go to
7:21
onmer here as no and then finally I do
7:24
want to put the ownership link just
7:26
because you never really want to be
7:28
going for properties that have been
7:29
owned for less than three years and the
7:31
more they’ve owned it or the longer
7:33
they’ve owned it the better and the
7:34
higher motivation they’re likely to have
7:36
so I’ll go down now to the ownership
7:40
info so many different filters you can
7:42
choose from here which is awesome and
7:44
I’m just going to start with a minimum
7:46
of 10 years of ownership so you can
7:48
change this if you end up getting too
7:50
little of a list or too large you just
7:52
come back into your filters and adjust
7:53
that so you can find that perfect list
7:55
and amount that you’re wanting so I’ll
7:57
go and press apply
8:01
see what we get here
8:03
and there you go so I’m really happy
8:05
with this this list I found a little
8:06
over 1400 properties this will be a
8:09
awesome list to pull off and start
8:11
marketing to whatever that’s going to
8:13
look like for you so same process you’ll
8:15
select them and then add them to a list
8:17
and a tag in an organized way okay so
8:19
list number three is empty nesters these
8:23
are are Property Owners like Mom and Dad
8:25
they had a bunch of kids and then one
8:28
day they grew up and went to college and
8:30
now they’re not living with Mom and Dad
8:31
anymore they’re probably 50 years old or
8:34
older they probably have a large house
8:36
that accommodated their whole family and
8:39
now they have all this extra space they
8:41
have to maintain they have to air
8:43
condition and they don’t need to so this
8:46
is a great list that those Property
8:48
Owners might have not even thought about
8:50
selling until you’ve brought it up so I
8:52
love this list we’re going to go into it
8:54
the same exact way
8:56
where we’ll go into I’m going to go to
8:58
Phoenix once again and pull up my
9:00
filters
9:01
make sure that’s cleared out and the
9:04
first thing I’ll go to is making sure
9:06
they’re off Market they’re probably not
9:07
thinking about selling their property at
9:09
this point so they’re not going to be
9:11
listed as active basically
9:13
so we’re going to also go down to the
9:16
ownership info and I want them to own
9:20
this for let’s do 10. I could change
9:22
this maybe seven to ten years and we’ll
9:24
just start with 10 at this point
9:27
minimum and then we’re also going to do
9:29
a few things within a property
9:31
characteristics I like to start off with
9:33
a minimum of two stories maybe all of
9:36
their kids bedrooms were upstairs
9:37
they’re probably not going up and down
9:39
stairs very much so I’m going to start
9:41
with that
9:42
and I like to do a minimum of four
9:45
bedrooms as well so lots of bedrooms are
9:47
probably not utilizing at this point so
9:49
I’m going to go down to another really
9:51
awesome filter we have under
9:52
demographics this is where it gets super
9:54
nitty-gritty all about the property
9:56
owners so I want to start off with the
9:58
age we’ll go with 50 so they have to be
10:00
a minimum of 50 years old or older at
10:03
this point and I’m also going to check
10:05
off yes for children so they definitely
10:08
have children that gives me a better
10:10
idea of what I’m really looking for and
10:12
I’ll stick with that and press apply see
10:14
what we get
10:16
so over to the right you can see that I
10:17
have a list of 2100 properties so same
10:20
idea I’m going to go and select these
10:23
and add them to my empty nesters list
10:25
with a tag of where I found that
10:28
whatever Market you’re in maybe any
10:30
additional filters that I want to keep
10:32
track of and of course the date so once
10:34
again you want to be looking for
10:36
distress properties off-market deals and
10:39
the most motivated sellers that are
10:41
ready to let go of that property thank
